Heritage Plaza Renovation Wraps Up
Renovations to Heritage Plaza, a landmark office tower at 1111 Bagby St. in downtown Houston, have officially wrapped up, New York-based Brookfield Properties announced June 28.
The renovations were designed by Houston-based Kirksey Architecture and were the result of a joint venture with Boston-based AEW Capital Management. AEW is the majority owner of Heritage Plaza. Brookfield Properties has continued to oversee the leasing, property management and recent redevelopment of the tower.
“We believe that providing a first-class tenant experience is key to the long-term performance of our assets, and we are very excited about the new Heritage Plaza,” said Michael Byrne, chief investment officer and head of private real estate and debt at AEW. “In partnership with Brookfield Properties, we believe that we have executed on a project that will solidify Heritage Plaza’s place as one of Houston’s trophy office destinations.”
The renovations to Heritage Plaza included adding a new exterior glass curtain wall at the corner of Dallas and Brazos streets to create a more inviting arrival experience. The previously dark, heavy façade was transformed through the addition of a glass curtain-wall system, the company said. The three-story Kawneer 1600 Wall System offers unobstructed views between the interior and exterior, which brings in more natural lighting into the lobby. The exterior plaza also features new landscaping and artificial turf, which can be used for outdoor fitness activities, as well as new seating areas.
The building also saw the addition of new landscaping, a new staircase that provides gathering areas, a revamped lobby with an exterior patio and fixture upgrades. Brookfield Properties also added a new conference center and an upgraded fitness center.
Construction work on the renovations began in October 2019 with O’Donnell/Snider Construction serving as the general contractor.
Separately, Brookfield Properties has overseen several other large-scale efforts to upgrade existing office properties.
Most recently, Brookfield Properties announced in March that the multiyear transformation of Allen Center is complete. In addition to the C. Baldwin hotel, that project included updates to the property’s three office towers and the addition of several amenities.
In February, the company announced it had completed renovations to the Houston Center, a 4.2 million-square-foot campus spanning 9.2 acres downtown.
Elsewhere downtown, Brookfield Properties unveiled renovations to Total Plaza in mid-2020.
Additionally, Brookfield Properties launched its overhaul of the three-tower Allen Center office complex in 2016, and the first phase was finished in fall 2017. Several aspects of the project are still underway.
