Houston’s largest real estate law firm is set to relocate its headquarters to a prominent Uptown office complex.
Wilson Cribbs + Goren has entered into a lease for a full floor at Park Towers North, located at 1233 W. Loop S. In all, the firm’s new office will occupy 23,028 square feet in the building, about 8,000 square feet more than its existing offices at 2500 Fannin St. in Midtown.
The new offices are in a more central location for the firm’s clients and will be able to accommodate future growth, the firm said in a news release.
“We look forward to moving to Park Towers as changing locations from Midtown to the Uptown area allows us to be closer to our industry’s integrated services,” said Anthony Marre, managing shareholder of Wilson Cribbs + Goren.
Wilson Cribbs + Goren was established in 1985 and is known for its commercial real estate expertise. Its practices include acquisitions, dispositions, debt and equity financing, leasing, construction, and development across all asset types. The firm’s land-use team is also experienced in complex zoning. The firm also has a litigation arm.
It ranks No. 1 on the Houston Business Journal’s 2022 Largest Houston-Area Real Estate Law Firms List, based on its 26 real estate attorneys as of the first quarter of 2022.
The firm is expected to move into its new offices early next year. To handle the office build-out, Wilson Cribbs + Goren has selected Interior Architects, O’Donnell Snider Construction and Colliers Project Manager Neil Potter.
The landlord, Regent Properties, was represented by Doug Little, Jack Scharnberg and Kelli Gault of Houston-based Transwestern. Taylor Wright of Toronto-based Colliers represented Wilson Cribbs + Goren.
“For WCG, we were tasked with identifying buildings that had efficient design, excellent ingress/egress and a hyper competitive overall economic package,” Wright said. “Ultimately, Park Towers checked all of those boxes.”
Park Towers is a two-building office tower property just inside the 610 Loop, south of Memorial Park. The property’s amenities include a conference center, concierge-style lobbies, Amazon lockers, fitness facilities in both the North and South Tower, and a game lounge with a golf-simulator room.
The north tower consists of 18 floors containing 272,621 rentable square feet with 22,250-square-foot floor-plates.
Los Angeles-based Regent bought the dual-tower property for $89.5 million in August 2019. Dallas-based TPMC Realty Corp., the property’s previous owner, spent more than $16 million on renovations, which were unveiled in February 2017.
