Welcoming and Functional Space

O’Donnell/Snider Construction (OSC) partnered with Perrin Projects and 35 South Capital to renovate the lobby at 10497 Town & Country Way. The original lobby had no seating area and no permanent space for security staff, and the mailroom was tucked away over 100 feet from the main entrance in a small room with limited tenant access. To create a more welcoming and functional space, an adjacent tenant suite was reduced to expand the lobby and mailroom footprint. The building’s co-owner, 35 South Capital, and Lee & Associates – Houston, wanted a warm, hospitality-focused Class-A space with upgraded amenities. The finished space includes an expanded lobby, a relocated mailroom, a new tenant conferencing center, and a coffee bar to enhance the overall tenant experience. OSC completed all construction after hours to avoid disrupting day-to-day operations in the occupied building. As part of the renovation, OSC procured USPS-compliant mailboxes and parcel lockers in a custom color, carefully coordinating installation to meet strict height and space requirements. An architectural wood panel ceiling was installed within a fire-rated ceiling system, which required the addition of a sub-ceiling to meet City of Houston code. One of the standout features of the project is the owner-furnished Kyle Bunting leather mural, measuring 5 feet high by 14 feet long, located in the new conference room. OSC installed the mural along with a custom wood “art frame” stained to match the surrounding finishes. The mural is accented by ambient lighting and a wall-washing fixture that highlights its unique design.
